Deterioration of the West Wall of the Regency Parking Structure
We were engaged to determine the causes of extensive deterioration of the ornamental brick wall on the western end of a reinforced concrete parking structure, and to provide a means of proper remediation.
The deterioration was determined to be freeze-thaw degradation of the brickwork caused by water leaking through the wall from the adjacent landscaped area on the top level of the parking structure. This leakage was determined to be, due to deficiencies in both the original design, and deficiencies in the design and construction of a 2001 renovation of that landscaped plaza area. Project was recently completed with a design which included the removal and replacement of the brick veneer, along with installation of proper waterproofing, flashing, and shelf angle supports. |
