We were engaged to evaluate the condition of the exterior stucco and EFIS cladding system on this multistory assisted living facility following the passage of Hurricane IKE in September, 2008. Our charge was to determine what damage had occurred during the Hurricane and what deterioration and damage may have existed in the exterior cladding system prior to the passage of the hurricane.
Extensive water infiltration had occurred into the building and a limited amount of damage was sustained in the lower level EIFS cladding. Our comprehensive investigation revealed that much of the water infiltration was due to pre-existing cracking and defects in the exterior EFIS cladding system. This included widespread cracking of the folded zinc expansion joints in the stucco cladding above the second floor level. |
