Forensic investigation into the continuing problems with water infiltration that have plagued this 48-story high-rise building since it was constructed in the early 1970’s. Problems causing water infiltration included negative air pressure in the building; construction defects in the aluminum window systems; deterioration of concrete spandrel elements; deterioration of exterior joint sealants; and defects in the design of the drainage system for the aluminum window systems. Services provided have included field investigation of the problems; conducting in–place air and water infiltration tests on the aluminum window systems; and the physical removal, repair, and replacement of windows. Services related to the corrosion-related damage to the exposed concrete frame of the building included designing, preparing plans and specifications for repairs, and field observation of repair work over a 12-year period.
